In a two-story building of eight or twelve homes, the floor you live on decides where your ductwork spends its life. An upstairs home has the roof directly above it, so its supply runs sit in the roof space, in heat and humidity, with a hatch somewhere in a closet ceiling to reach them. A downstairs home has a neighbor above it instead, and its runs sit in the assembly between the two homes, a shallow space that never sees attic conditions and that nothing opens into. Two homes ten feet apart vertically, built to one plan by one crew on one day, with their ductwork in two completely different environments. What is likely to be wrong differs, what can be seen differs, and whether a cleaning is worth doing differs along with them.

Stacking homes also decides what happens when the air handler's water gets loose. Any air conditioner in this climate makes condensate continuously, and where a unit sits above somebody's finished ceiling it is given a pan underneath and a second drain line running off that pan. That line is routed on purpose to somewhere you cannot miss: over a window, along a walkway, at the face of an exterior wall. It is not a leak and it is not sloppy work. It is a warning light, and water coming out of it means the primary drain has stopped and the pan has taken over. What blocks a primary line is growth living on whatever reaches a permanently wet coil, which is where the cleaning half of this connects to the plumbing half.

Air Duct Cleaning in Delray Beach — FAQs

What Delray Beach homeowners ask us about air duct cleaning.

It changes what is likely to be found and what can be seen at all. Upstairs, your runs are in the roof space, so they live with attic heat and attic humidity, and there is generally a way in to look at them. Downstairs, they sit in the floor-and-ceiling assembly between you and the home above, which is cooler and drier but sealed, because nothing opens into it and there is nothing above your ceiling that belongs to you. An upstairs home tends to raise questions about heat, wrap and condensation. A downstairs home tends to raise questions about what can honestly be established without opening anything. Same building, same plan, two different conversations.

What sets us apart

Every Supply and Return Line, Not Just the Vent Covers

Wiping a register cover makes the vent look better and changes nothing about the air coming through it. We clean the system behind it — every supply and return line, one at a time — with a high-powered negative-air vacuum that has HEPA filtration, so the dust and debris we dislodge get carried out of the house instead of scattered back into your rooms. Sanitization and vent-cover cleaning are there as add-ons, and we tell you what each one actually does before you decide.

How it works

Our 4-Step Air Duct Cleaning Process

1

Inspection

We look inside your ductwork first and tell you straight whether cleaning is worth doing. If the system is already in good shape, we say so.

2

Cleaning

Professional-grade equipment works the supply and return lines vent by vent, dislodging the dust and debris coating them.

3

Extraction

A negative-air vacuum with HEPA filtration captures everything we loosen and carries it out, so none of it scatters back into your rooms.

4

Walkthrough

We walk the finished system with you, with before and after photos of what came out of it.

Our results

The Same System, Before and After

Air duct cleaning clears the supply lines, plenum, and registers of built-up dust and debris. These are real Floriduct jobs in South Florida homes — the same system, photographed before we started and after we finished.
