Miami has a lot of single-family houses that now hold two or three households. A garage becomes a studio, a back porch becomes a bedroom, and a wall goes up down the middle of what used to be one living room. The ductwork almost never gets redrawn to match. One trunk ends up feeding rooms it was never sized for, and the return, which was placed for an open plan, now sits behind a partition pulling from half the space it was meant to. A register count on a floor plan tells you nothing once the floor plan has changed, so the free on-site inspection starts by working out what the system is actually still connected to.

Where the house has a flat or very low slope roof, and a lot of Miami's do, there is no attic to speak of. The duct runs inside furred-down soffits and dropped ceilings, usually along a central hallway with short branches off it into each room. That shapes the whole job. Nobody is crawling above a ceiling to reach a joint, so the work is done from the register openings and the air handler cabinet, and the return drop turns into the main way in. It also means a joint that has opened sits inside a finished ceiling cavity, so it announces itself as a stain or a room that will not cool, not as a wasted run in an open attic.

A lot of divided houses here run a single air handler feeding both halves through the original ducts, with a wall built across a room and a register left on each side of it. That is one job, and both households need to be home or at least reachable, because every register has to be reached. Where each unit has had its own system put in, they are two separate jobs with two separate inspections. The quickest way to settle it is to count the thermostats and see whether the two sides can hold different temperatures.
